Whole-Home Renovation
- Investment
- $412,000
- Duration
- 14 weeks
A 4,400 square foot 1999 home with a formal living room, a formal dining room, and a family room that connected to neither. We removed two walls, added a beamed ceiling, built navy fireplace millwork, and replaced every floor, trim run, and light fixture in the house.

Challenges
- Both removed walls were bearing, in a two-story with a shared attic load path.
- The homeowners lived in the house with two school-age children throughout.
- Original HVAC returns were undersized once the plan opened up.
How we solved them
- Two engineered beams with load paths carried to new footings poured inside the slab.
- Phased schedule with a sealed living wing, a working bath, and daily cleanup.
- Reworked duct and return sizing with a load recalculation before drywall.
Selections & products
- White oak ceiling beams with a custom stain match
- Shop-built navy fireplace surround and library shelving
- 9-inch engineered white oak flooring throughout

"We lived here for eleven of the fourteen weeks. Every day there was a clean path, a clean bathroom, and an email at 5pm. That is unheard of."
