Four-Season Sunroom Addition
- Investment
- $142,000
- Duration
- 16 weeks
A 320 square foot conditioned sunroom replacing an aging covered patio, with a tongue-and-groove cedar ceiling, floor-to-ceiling glass on two walls, and a dedicated HVAC zone so the room is usable in August.

Challenges
- Tying a new roof into an existing complex hip roof without a visible seam.
- HOA architectural review required matching a discontinued brick.
- Runoff from the new roof plane had to be redirected away from the slab.
How we solved them
- New framing set to the existing pitch with a fully woven shingle tie-in.
- Sourced reclaimed matching brick and built a mock-up panel for HOA approval.
- New gutters, downspouts, and a buried drain line routed to the side yard.
Selections & products
- Low-E argon-filled aluminum-clad windows and sliding door
- Stained tongue-and-groove cedar ceiling
- 24x24 porcelain tile over an engineered slab
- Dedicated 1.5-ton inverter mini-split zone
- Reclaimed brick veneer matched to the original
"The addition matches our 1994 brick so closely that our neighbors argue about which part is original."
